Twenty-four apartments angled to catch the sea breeze, with deep balconies that shade the glass and frame the horizon.
On a narrow coastal plot in Karachi, every apartment needed sea views, cross-ventilation and protection from the afternoon sun and the salt air.
The brief
The developer wanted a mid-rise building that felt like a home rather than a tower: generous balconies, a calm lobby, and parking that did not dominate the street.
The design
The plan is staggered so that each apartment turns slightly toward the sea, opening a corner for the breeze. Deep balconies double as shading devices, and a planted podium gives residents shaded outdoor space above the street.
Materials and climate
Salt-resistant finishes, light-coloured render and aluminium louvres keep maintenance low. Roof-mounted solar panels supply the common areas, and the balconies keep direct sun off the glass for most of the day.
